The same can be said about money. What is money without a great opportunity, such as a property deal? In the years I've spent developing the skill of raising money to fund property deals, I've learned that it's all about understanding the process and the psychology behind raising private money. PERIOD.

Success isn't about flashy websites, big cars, or even a well-groomed exterior. While all those things can certainly help, without understanding the process and the psychology behind raising private money, they're just a waste of time and energy. After all, you can have the most amazing deal in the world, but if you can't convince people of its value, your efforts to raise private money will be in vain.

Since I started investing in property, I have only ever used R 1 000.00 of my own money. In a Joint Venture, the Property Investor funded the other R 159 000.00, Renovations Costs & Closing Costs of the Property Deal. I've since gotten that R 1000.00 back and the proceeds of that deal we have used to leverage the next deal. Our goals were aligned on making our assets work for us. 

But where do you get these skills to raise private money?

Well, if you're like most Real Estate Investors, you've probably worked hard to build up the capital or even give up.

Unfortunately, people who do not understand property investing usually run into one of the following problems:

  1. Lose Great Relationships
    The people you think are great candidates to go into business may understand business principles. Property Investment is for the long haul. There are ups and downs and we need to be agile in our response. It requires an understanding which many people who claim to be Real Estate Investors, just don't have. 
  2. Lose The Property Deal
    Nobody knows your property deal better than you do. Nobody. While they might be able to get an overall understanding of your deal, they'll never know the ins and outs of it as well as you do. Meaning they can't position it as well as you'd like. Be willing to share and teach as you go along. 
  3. Lose Precious Time 'Begging'
    You don't want to come across as needy. If there are questions that are coming your way, how effective are you at answering these questions with facts and not speculation? Have you done the work that this requires?
